Where these homes sit
Southeast Boise is the part of the city toward the airport, Federal Way, and the river parks east of downtown. The freeway, I-84, runs along the south side of that area and continues west through Meridian and Nampa, and east toward Mountain Home. A job near Gowen Road can pull a search in more than one direction.
Three planned communities already have their own guide: Columbia Village, Surprise Valley, and Mayfield Springs. That guide covers where they sit and which questions to ask the association. Use it instead of treating every new subdivision as the same place.
Kuna, south of Meridian, and Meridian itself also have newer phases on the same job-and-commute map. Browse Kuna and Meridian alongside Boise. The city on the listing is the city. A marketing name is not.
New home or resale
A new home and a resale home can sit on the same street. The differences that matter are timeline, warranty, and what you still have to check. New construction versus resale is the comparison. Read it before you assume a newer house is simpler.
On a newly built Idaho home, the tax bill in the first year can surprise people who only looked at the prior owner's bill. Property taxes on a new-construction home explains the occupancy tax and when the homeowner's exemption comes into play.
What to ask before you offer
- Warranty. What the builder covers, for how long, and what you still insure yourself.
- HOA. Dues, reserves, rental rules, and the CC&Rs. HOAs in Idaho new communities is the question list.
- Irrigation. In many Treasure Valley subdivisions, a pressurized system is separate from household water. Ask who supplies it. Wells, septic, and irrigation covers the buyer checks.
- Commute. Drive it from the address at the hour you will leave. Commuting to southeast Boise is the west-valley version of that test.
- Insurance. A new roof does not answer a flood or wildfire question. Homeowners insurance is the list for your agent.

How to browse
