Cost of Living Guide
Cost of living in Idaho by city — answers relocators actually need
Tax anchors, a live-browse housing method, and a personal monthly worksheet — without a ranked "cheap city" scoreboard.
You are shortlisting Idaho cities and want concrete answers: what taxes look like, how housing actually differs across corridors, and how to compare two places tonight — without a ranked "cheap city" scoreboard or a slogan that Idaho is automatically inexpensive.
BrowseIdaho pairs that cost research with live Intermountain MLS (IMLS) listings across the Treasure Valley and other Idaho hubs we already cover. BrowseIdaho is a home-search website, not a brokerage. BrowseIdaho is affiliated with Silvercreek Realty Group — when you ask to talk with someone, a local expert from BrowseIdaho follows up. Listing details come from local MLS feeds; talk to a local expert when you want help.
This page owns cost comparison — tax anchors, a live-browse housing method, and a personal monthly worksheet. For full geography and city-fit questions, use Moving to Idaho. We do not crown affordability winners.
Direct answers before you shortlist
- Housing drives most of the cost-of-living gap between Idaho cities for homebuyers. List price, HOA dues (if any), and property-tax escrow usually move your monthly budget more than a national cost-of-living index score.
- Taxes to verify with official sources: Idaho's statewide sales tax is 6% (use tax also 6%) — see Idaho State Tax Commission, Sales and Use Taxes: Basics Guide (retrieved 2026-09-26). Idaho has an individual income tax — for 2025 the Tax Commission states 5.3% on taxable income above a 0% threshold (rate schedule, retrieved 2026-09-26). Property tax roughly follows taxable assessed value × local levies; assessed value for taxation is not the same job as a sale-price conversation — see Understanding Property Taxes (retrieved 2026-09-26). This is orientation, not tax advice.
- Corridors differ in housing stock, not in a ranked cost-of-living winner list. Ada County planned subdivisions, Canyon County edge and acreage mixes, Magic Valley employment/housing centers, and north-central or recreation corridors each show different list-price bands and home types on any given day. Geography depth lives on Moving to Idaho.
- Compare two cities in about 10 minutes on BrowseIdaho: open two hubs (for example Boise and Nampa), apply the same beds and price-band filters, note the list-price bands you see today, then Save this search so you can watch those bands change.
- Everyday costs are household-specific. Car, utilities, groceries, and healthcare belong in your personal worksheet below — not as a one-size Idaho dollar figure on this page.
Idaho tax anchors (cited)
Orientation only — not tax advice. Confirm current rules on the Tax Commission site and with your tax professional for your situation.
Sales tax
Idaho's statewide sales tax rate is 6%. Idaho's use tax rate is also 6%.
Source: Idaho State Tax Commission, Sales and Use Taxes: Basics Guide — retrieved 2026-09-26.
Some resort cities may add local option sales taxes (City Sales Taxes); auditorium district lodging taxes may apply in some areas — verify locally. Not tax advice.
Income tax
Idaho has an individual income tax. For tax year 2025, the Idaho State Tax Commission states the rate is 5.3% on Idaho taxable income above a 0% threshold (single or married filing separately: taxable income up to $4,811 at 0%, then 5.3%; married filing jointly, head of household, or qualifying surviving spouse: up to $9,622 at 0%, then 5.3%).
Sources: Individual Income Tax Rate Schedule and Individual Income Tax Basics — retrieved 2026-09-26. Rates and thresholds can change by year — verify on the Tax Commission before you plan. Not tax advice.
Property tax mechanics
In plain language, property tax roughly follows:
taxable assessed value × local levies (taxing-district rates)
Per the Tax Commission's orientation:
- Counties levy and collect property tax for local services; the State of Idaho does not receive property tax.
- Each year your county assessor estimates what a typical buyer would pay for the property as of January 1. Idaho assesses at 100% of market value less any exemptions.
- Your property sits in multiple taxing districts (county, city, school, fire, and others). Each district's property-tax-funded budget divided by taxable value in that district produces a rate; those rates add up for your location.
Sources: Idaho State Tax Commission, Understanding Property Taxes — retrieved 2026-09-26. For county-level assessment questions in the Treasure Valley, start with the Ada County Assessor and Canyon County Assessor. Contact your own county assessor if you shortlist elsewhere.
Assessed value for taxation is not the same job as a sale-price conversation. If you need a comps-based range for listing or two-way move strategy, see What is my Idaho home worth? or the homepage value module. We do not invent mill rates by city on this page.
Housing costs — compare live list-price bands (not a stale median table)
National cost-of-living calculators and last year's median headlines go stale. For a homebuyer relocating into the IMLS footprint, the useful question is: what list-price bands appear today when you hold filters constant across hubs?
Same-filter browse method (do this tonight)
- Pick two or three hubs from the priority table below — for example Boise, Meridian, Nampa, and Twin Falls.
- On each hub, apply the same filters: beds (e.g. 3+), baths if you care, and a price band that matches your real budget.
- Scan the results map and list: note the concentration of list prices you actually see, lot patterns (subdivision vs edge/acreage), and how many actives match.
- Tap Save this search on each hub so new matches and price/status changes can reach you.
- Optional: widen or narrow the price band once — keep beds constant — and write down how the result set changes.
That is your housing-cost comparison: live list-price bands under identical filters, not a ranked "City A beats City B" table.
Qualitative corridor stock cues (neutral — not ranked)
Patterns you may notice while browsing (supportable as stock/corridor cues, not affordability winners):
- Ada County / east–central Treasure Valley — capital and employment mix; older stock, Bench, and foothills patterns alongside newer subdivisions depending on the neighborhood you open.
- West Ada / Meridian corridor — often newer planned subdivision inventory west of Boise on I-84.
- Canyon County (Nampa, Caldwell, and edges) — historic cores plus newer rings; edge and acreage patterns show up more often as you move west and out of town.
- Magic Valley / Twin Falls — a separate south-central employment and housing center from the Treasure Valley; compare hubs side by side rather than assuming Valley-wide sameness.
- Mountain Home / Elmore — thinner inventory on the I-84 corridor; PCS context belongs with Mountain Home AFB housing when that guide is your use case.
- Lewiston–Moscow / north-central — separate geography from the Treasure Valley; browse on its own hub if it is on your shortlist.
Listing details come from local MLS feeds and are reliable but not guaranteed. BrowseIdaho is not a brokerage — Talk to a local expert when you want help reading tradeoffs for your household.
Compare priority hubs in 10 minutes
Use this compact table to pick two hubs, run the same filters, and compare today's list-price bands. We will not crown a "most affordable" city — compare live inventory and your tax worksheet instead.
Full city chooser and geography depth = Moving to Idaho. This page does not reprint that card wall. Cities such as Star, Kuna, Middleton, Emmett, Eagle, Payette–Weiser, and Cascade are also on BrowseIdaho — see Moving to Idaho for the full chooser.
| Area | Neutral stock / corridor cue | Browse hub | Start here if… |
|---|---|---|---|
| Treasure Valley (region) | Widest IMLS inventory mix; Ada / Canyon / Gem I-84 corridor | Treasure Valley | You want the broadest browse before picking a city |
| Boise | Capital / east TV; older stock + Bench + foothills mix | Boise | You want central / east-valley employment + mixed stock |
| Meridian | West of Boise on I-84; mostly newer planned subdivisions | Meridian | You are comparing newer subdivision inventory |
| Nampa | Largest Canyon County city; historic core + newer ring | Nampa | You are comparing Canyon County list-price bands |
| Caldwell | Canyon County seat; older downtown + newer east; edge acreage more common | Caldwell | You want Canyon seat + edge-lot patterns |
| Twin Falls / Magic Valley | South-central employment/housing center; different from TV | Twin Falls · Magic Valley | Magic Valley is on your shortlist |
| Mountain Home | Elmore County on I-84; thinner inventory; AFB context → BI-03 | Mountain Home | PCS / Elmore shortlist |
| Lewiston–Moscow | North-central / Palouse — separate geography from TV | Lewiston–Moscow | North-central shortlist |
Primary next step: Browse homes on two shortlisted hubs with matching filters, then Save this search.
Your personal monthly-cost worksheet
Fill this with your numbers. Prefer questions over sample dollar budgets — household size, remote vs local work, and financing all change the math.
Housing
- From your same-filter browse: what list-price band shows up most often in Hub A vs Hub B?
- Estimated mortgage payment (or rent) for a home in that band — use your lender or a payment worksheet you trust.
- HOA dues, if the listings you like carry them?
- Property-tax escrow estimate after you orient on assessed value × local levies (Tax Commission + your county assessor — not a mill rate invented on this page).
Taxes (non-housing)
- Sales tax on everyday purchases: statewide 6% base; check local-option notes if you shortlist a resort city.
- Income tax: open current Individual Income resources on tax.idaho.gov for brackets that apply to you.
Getting around
- Will you need one car or two? Commute pattern (in-town, I-84 corridor, or remote)?
- Fuel, insurance, and maintenance for your miles — not a statewide average pasted here.
Utilities & household
- Confirm providers for your shortlist (commonly discussed: Idaho Power, Intermountain Gas, and local water/sewer) and ask for typical ranges for the home type you are browsing.
- Winter heating and summer cooling can move bills — treat that as a qualitative flag, then verify with recent utility history on a specific house when you are under contract.
Groceries, healthcare, childcare, lifestyle
- Keep these household-specific. National cost-of-living calculators can orient you; they do not replace live housing browse + official tax pages.
When the worksheet leaves you with corridor tradeoffs you want to talk through, Talk to a local expert — no obligation; a local expert from BrowseIdaho follows up based on where you are looking.
Getting around & everyday costs
The Treasure Valley is largely car-dependent for most household patterns. Valley Regional Transit (VRT) provides bus service in parts of the valley, but coverage is limited compared with large metro rail-and-bus systems — useful as a supplement for some trips, not a full substitute for a car for most relocators. Outside the valley, plan around driving as the default.
Winters and summers affect heating and cooling qualitatively; exact utility dollars belong in your worksheet and on a specific property, not as fixed tables on this page.
Everyday grocery and healthcare costs vary by household and by where you shop — use your own receipts and plan, then pair with the housing browse method above.
