Where Canyon County fits in the Treasure Valley

The Treasure Valley splits into two counties. Ada County is the east side, with Boise, Meridian, Eagle, Kuna, and Garden City. Canyon County is the west side, with Nampa, Caldwell, Middleton, Parma, Melba, and a handful of smaller towns. I-84 ties them together, running east to west through the middle of the valley.

Canyon County borders Ada County to the east, Gem and Payette counties to the north, Owyhee County to the south, and Oregon to the west. The Boise River runs along its north side. To the southwest, farm ground and the Sunnyslope benches roll toward the Snake River.

The county line matters in a practical way. If you buy in Canyon County, that's where your property records, assessment notices, and tax bills come from. The Canyon County Assessor sets the market value of each property, and the local taxing districts set the levies.

Nampa at a glance

Nampa is the largest city in Canyon County, just west of Meridian. Downtown still has a brick commercial core along First Street and 12th Avenue, and farmland and the Sunnyslope benches are a short drive west toward the Snake River.

What's for sale: older neighborhoods near downtown, mid-century streets, and a big ring of newer subdivisions on the north, south, and east sides. Lot sizes vary more than you'll see in central Meridian.

Getting around: I-84 runs along the north edge of town. Garrity, 12th Avenue, and Midland are the main local corridors, and Highway 55 heads west toward Marsing and the wine trail. Downtown Boise is about 20 miles east, typically 30 to 40 minutes depending on traffic.

Caldwell at a glance

Caldwell is the Canyon County seat, just west of Nampa. Indian Creek runs through downtown, and the College of Idaho campus sits just south of the historic district. West of town the land opens up toward the Snake River, Marsing, and the Sunnyslope benches.

What's for sale: older streets around downtown and the college, plus newer subdivisions on the east side toward Nampa and along Highway 20/26. Acreage and small-farm listings show up more often west and north of city limits.

Getting around: I-84 and Highway 20/26 are the main east–west routes. Highway 55 runs north toward Middleton and south toward Marsing, and Highways 19 and 95 head toward Payette and Oregon.

Selling a home too?

If you're selling an Idaho home before or while you buy, request a local value range to see what it may sell for, and read What is my Idaho home worth? for how that works. Juggling both at once? Buying and selling a home at the same time in Idaho lays out your options.
