1. Who we are

BrowseIdaho ("BrowseIdaho," "we," "us," or "our") is the public consumer brand for the home-search website at https://browseidaho.com.

BrowseIdaho is not a separately licensed brokerage. Licensed brokerage services offered in connection with this site are provided by Silvercreek Realty Group, an Idaho-licensed brokerage.

2. Scope

This Policy describes how we collect, use, share, and protect information when you use BrowseIdaho websites, apps, emails, and text messages (SMS/MMS).

By using BrowseIdaho or providing your contact information and consents, you agree to this Policy. If you do not agree, do not use the service or opt in to communications.

3. Information we collect

3.1 Information you provide

• Account & contact: name, email address, phone number, password or auth credentials
• Search preferences: filters, saved searches, map areas, price ranges, property types
• Favorites / saved homes: listings you save
• Inquiries: messages, tour requests, questions about homes or areas
• Consents: email marketing, listing-alert email, marketing SMS, listing SMS (see §5–6)
• Support: messages you send to us about the site or your account

3.2 Information collected automatically

• Device/browser type, approximate location (IP-based), pages viewed, referring URL
• Cookies, local storage, and similar technologies (see §8)
• Log data for security, debugging, and performance

3.3 Listing / MLS-related data

Listing content (photos, prices, status, remarks) comes from MLS/IDX feeds and listing systems. That content is subject to MLS rules and third-party rights; it is not "your" personal data, but your interactions with it (views, favorites, alerts) may create personal data about you.

3.4 Home search profile

If you choose to answer optional questions about the home you are looking for, we store those answers with your account. We use them to tailor filters, alerts, and guides, and to help connect you with a local expert. You can change or clear those answers at any time.

4. How we use information

We use information to:

• Provide search, favorites, saved searches, and account features
• Send listing emails and listing SMS you opt into (new matches, price/status updates)
• Send marketing emails and marketing SMS you opt into (tips, market updates, product news — not required to browse)
• Connect you with a local licensed expert when you request help
• Operate, secure, and improve BrowseIdaho
• Comply with law, MLS/IDX rules, and enforce our Terms
• Prevent fraud and abuse

We do not sell your personal information for money. We may share data with service providers as described in §7.

5. Email communications

BrowseIdaho separates two email purposes (aligned with our consent model):

Product defaults may change; your in-product toggles control ongoing preference.

Opt out of email: use unsubscribe links in emails, account settings, or contact us at [email protected].

6. SMS / text messaging (10DLC program description)

6.1 Program

10DLC brand display name: BrowseIdaho

BrowseIdaho may send SMS/MMS related to:

1. Marketing SMS — optional tips, updates, and promotional messages about BrowseIdaho / Idaho home search
2. Listing SMS — alerts about saved searches, favorites, price or status changes

Who sends: Messages are sent on behalf of BrowseIdaho via our service providers (CRM / lead processing, SMS/email delivery, and listing/IDX alert systems, as applicable).

Message frequency: Varies. Listing alerts depend on market activity and your saved criteria. Marketing SMS: message frequency varies.

Message & data rates may apply. Carrier fees are yours.

Consent is not a condition of purchase (or of browsing listings). You can use BrowseIdaho without SMS.

6.2 How consent works

• Registration: by creating an account you agree to the Privacy Policy, Terms, and BrowseIdaho email/communications (marketing email + listing email on by default; manage later in Settings)
• Registration SMS: one optional SMS consent checkbox, unchecked by default; if checked, turns on marketing SMS + listing SMS together
• Account settings: four granular toggles — Marketing email, Listing email, Marketing SMS, Listing SMS

We log consent timestamps/source where the product supports it.

6.3 HELP / STOP

• Text STOP to cancel SMS from BrowseIdaho (you may receive a confirmation)
• Text HELP for help, or email [email protected]
• You can also manage SMS in account settings or email [email protected]

Opting out of SMS does not automatically delete your account or cancel email unless you request that separately.

7. How we share information

We share personal information with service providers in these categories:

• CRM / lead processors — lead handling, CRM, marketing email/SMS nurture
• Listing / IDX / alert providers — search, favorites, saved-search / listing alerts
• SMS / email delivery providers — message delivery infrastructure
• Hosting / analytics providers — website hosting, delivery, and analytics
• Licensed brokerage — Silvercreek Realty Group, when you request contact, tours, or expert help
• Professional advisors / legal — when required
• Authorities — when required by law or to protect rights and safety

We require processors to use data only to provide services to us and to protect it appropriately.

We do not share your number with random third-party marketers unaffiliated with BrowseIdaho for their own unrelated SMS campaigns.

8. Cookies and similar technologies

We use essential cookies/local storage for login, preferences, and consent state. We may use analytics cookies or pixels. When you arrive from an ad, we save that visit's click identifiers and campaign parameters — the first one, and the latest paid visit — in a first-party cookie and local storage for 90 days so a later inquiry can be connected to it.

You can control cookies in your browser; some features may not work if disabled.

9. Your choices and rights

• Update account info and communication toggles in settings
• Unsubscribe / STOP as described above
• Request access, correction, or deletion of personal data by contacting [email protected]
• Idaho and other US state rights may apply depending on your residence

We may need to verify your request. We may retain certain records for legal, MLS, security, or legitimate business purposes.

10. Children

BrowseIdaho is not directed to children under 13 (or under 16 where applicable). We do not knowingly collect personal information from children. Contact us to delete any such data.

11. Security and retention

We use reasonable administrative, technical, and organizational measures. No method of transmission or storage is 100% secure.

We retain information as long as needed for the purposes above, including legal, accounting, MLS, and dispute-resolution needs.

12. Third-party links and IDX

Listings and third-party links may lead to other sites with their own policies. MLS/IDX data is subject to MLS rules and disclaimers shown on the site.

13. Changes

We may update this Policy. We will post the revised version with a new "Last updated" date and, when required, provide additional notice.
