Buying a home with a VA loan in the Treasure Valley
A VA-backed home loan is a benefit for eligible veterans, service members, and some surviving spouses. The VA sets the rules. A lender makes the loan. A seller still decides whether to accept your offer.

Who can use the benefit
Eligibility depends on service history and duty status. Some surviving spouses qualify. Read VA's eligibility page, and ask a lender to confirm it against your record.

Step 1: Get your Certificate of Eligibility
A Certificate of Eligibility, or COE, is the document that shows your lender you qualify for the VA home loan benefit. You can request one through VA's COE instructions. Have it, or know that you can get it, before you rely on a VA offer.
Step 2: Choose a lender and get preapproved
The VA backs the loan. A private lender still processes it. Getting preapproved covers the documents and the letter. Ask for a Loan Estimate and compare more than one lender. Closing costs shows how to read those lines. A VA loan does not skip that comparison.
Step 3: Shop homes and make an offer
The same Treasure Valley hubs work for a VA purchase as for any other financed purchase. Open Boise, Meridian, Nampa, Eagle, or Star, set your filters, and save the search.
Making an offer covers earnest money, contingencies, and the written-offer rules. Tell your local expert you plan to use a VA loan so the offer names the financing you actually intend to use.
Step 4: Appraisal, inspection, and the funding fee
The VA appraisal is the lender's check on value and basic property condition. It is not a home inspection. Hire your own inspector. Inspections and appraisals explains the difference and what you can do if the appraisal comes in low.
VA-backed loans can include a funding fee. Some borrowers are exempt. VA's funding-fee and closing-cost page explains the current rules, and your Loan Estimate shows the dollar figure for your loan.
Ask your lender what down payment, if any, applies to your loan.
Idaho property-tax help for disabled veterans
Idaho has a property-tax benefit for qualifying disabled veterans. The Idaho State Tax Commission describes it, and you apply through your county assessor. The homeowner's exemption guide explains that benefit next to the regular homeowner's exemption. Owning a home does not enroll you by itself.
