Where these towns sit

All four towns are in north-central Idaho, spread across three counties.

  • Idaho County takes in Grangeville, its county seat. The Clearwater, Salmon, and Snake rivers all flow through the county.
  • Lewis County takes in Kamiah, on the banks of the Clearwater River.
  • Clearwater County takes in Orofino, where the county courthouse is. The county is named for the Clearwater River.

The Camas Prairie is the open prairie country where Grangeville sits, at the edge of the Nez Perce National Forest. Clearwater country is a loose name for the Clearwater River area, including Kamiah, Kooskia, and Orofino along US-12.

Lewiston, where the Snake and Clearwater rivers meet, is the regional center to the northwest. US-12 heads west toward Lewiston, and Grangeville sits on US-95, the same highway that runs through Lewiston and Moscow.

Getting around and winter driving

Two main highways tie these towns together.

  • US-95 runs through Grangeville, past Cottonwood, through Riggins, and north to Lewiston and Moscow.
  • US-12 runs through Orofino and Kamiah, near Kooskia, and west toward Lewiston.
  • State Highway 13 meets US-95 in Grangeville and also reaches Kooskia, so it links the prairie side with the Clearwater side.

Winter changes the drive. Roads between the prairie and the river towns can see snow, ice, and closures, so check Idaho 511 for current road conditions, cameras, and construction before you go. If you're touring homes in winter, build in extra time and try the drive you'd make most often, like groceries, the doctor, or the airport.

Home-buying checklist for small towns

A few checks matter more in a small town, where you may be farther from services.

  • Get an inspection. Home inspections and appraisals in Idaho covers what each one is for and when they happen.
  • Check year-round access. Is the road to the house plowed in winter, and by whom? Is it a public road, a private road, or a shared driveway?
  • Ask about utilities. Is the home on city water and sewer? Which company provides power, and is there propane or wood heat?
  • Check internet at the address. Options can change from one street to the next, so ask providers about the exact address before you offer.
  • Confirm the county. Property records and tax bills come from the county the home sits in, so check the listing and look up the parcel with that county's assessor.

Homes outside town services may have a private well or septic system. Idaho wells, septic, and irrigation water covers what to ask for, and Public Health – Idaho North Central District can answer septic and well questions about a specific property.

Questions to answer before you pick a town

There's no right town here, just the one that fits your week. Sort it out with a few honest questions.

  • How far is your regular errand run? Think groceries, medical care, and the nearest airport. Now picture that same trip in January.
  • In town or just outside it? In town often means city services. Outside town may mean more driving and more systems to check.
  • City water and sewer, or well and septic? Ask before you fall for a house.
  • Year-round road access? Who plows, and how soon after a storm?
  • What internet can you actually get at the address? Especially if you work from home.
  • How often will you head to Lewiston or Moscow? That trip may shape whether US-95 or US-12 is your road.

Browse a couple of towns for a week or two, and you'll start to see which listings keep catching your eye.

Buying from out of state

Buying from a distance works in a few steps. Narrow down the towns, save a search, then talk with a local expert and a lender. From there it's video tours, a visit if you can make one, and then the offer, inspection, and closing. Buy an Idaho home from out of state covers each step, and Moving to Idaho gives you the big picture.
